Most tiny homes make you climb a ladder to bed. This one has a proper timber staircase, with storage drawers built into every tread.
Built in 2022 on the Sunshine Coast to Arc Design's Genesis 1.0 plan, and now offered by its second owner. It has been packed down, cleaned and made ready to tow, and the land it sits on isn't continuing, so it's ready to move to yours.
Outside it's Evening Haze Colorbond over a pitched roof, softened with natural pine cladding finished in plant oil. It sits on a tri-axle galvanised trailer rated to 4.5 tonnes, with electric brakes on all wheels and four stabilising legs. Built to travel properly, not to hope for the best. It stands 4.3m to the roof peak, which is the ceiling for general road access in Australia, so route planning matters.
Inside, white walls run up to a dark-stained pine ceiling on white beams, over light oak vinyl plank floors. The kitchen is a genuine one: Bosch electric oven, four-burner gas cooktop, a 433L bottom-mount fridge, double stainless sink, pull-out pantry and soft-close cabinetry throughout. A gas-strut servery window opens from the sitting room onto a 1.6m breakfast bar, so inside and deck become one space when you want them to. The bathroom is full-size, with a floor-to-ceiling tiled-look shower, built-in vanity, and a Bosch washing machine in its own slot.
The staircase climbs to a queen loft with three built-in wardrobes and windows on both sides. Above the living end sits a second loft, 2.1m by 2.2m, reached by ladder. It is a big, genuinely useful storage space with room for a spare mattress.
A Fujitsu 3.5kW reverse-cycle split system handles both seasons, and an Ecoflo double-chamber composting toilet means you aren't tied to a sewer connection. The custom hardwood deck, 5m x 2.5m and pulling apart into three pieces, comes with the home along with its pergola.
Structurally certified by an RPEQ engineer. Inspections by appointment with the owner.

Built by Arc Design Tiny Homes at Forest Glen on the Sunshine Coast, to plans certified by a registered RPEQ engineer under a Queensland Form 15 compliance certificate. The structure has been signed off by someone who carries professional liability for that signature.
It sits on a low-profile tri-axle galvanised steel trailer rated to 4.5 tonnes, fully painted with a rust-inhibiting top coat, with electric brakes on all three axles, a breakaway system, handbrake and four stabilising legs. The low-profile flatbed is what buys the loft its head height inside a 4.3m overall envelope. Underneath, the flooring is bitumen-painted before it is fixed to the trailer.
The frame is engineered H3-treated pine. Insulation is R2.5 Earthwool through the walls and ceiling with R1.4 under the floor, which is what keeps a metal-clad home liveable through a Queensland summer. Cladding is Evening Haze Colorbond, with Metrospan roof sheeting in the same colour, and a natural pine feature section finished in plant-based oil.
Windows and the entry door are aluminium-framed in pearl white. Internally, walls are 9mm Easy Craft panelling painted Dulux white, under a dark-stained pine ceiling on exposed white beams.
Electrical and gas work carry individual certification to Australian Standards.
Delivered as a finished home, with the major white goods included.

BATHROOM: Full-size, with an 850 x 1050mm enclosed shower, floor-to-ceiling tiled-look wet wall panels, built-in vanity with white gloss basin, frameless mirror, built-in shelving, cavity sliding door, and a Bosch washing machine in its own slot. Ecoflo double-chamber composting toilet with chimney and vent system.
LIVING: Fujitsu 3.5kW reverse-cycle split system; gas-strut servery window; two built-in tall storage cabinets; two staircase drawers; LED strip lighting; TV and aerial point; eight double power points, two with USB.
LOFT: Queen-size space with polished timber floor, three built-in wardrobes, two sliding windows, bedside wall lights and blockout blinds. Second loft above the living end, 2.1 x 2.2m with 1.2m headroom and ladder access, lit. Storage, or a spare mattress.
OUTSIDE: Custom 3-piece pull-apart hardwood deck (5m x 2.5m) and pergola; gas continuous-flow hot water; dual gas regulator; 15A power inlet; two external double power points; two up/down lights; water inlet.
No solar. The home runs on a 15A mains connection.
Three items on this build were paid upgrades and come with the home: the double chamber composting toilet, its ventilation system, and the custom pull apart deck. There is no solar, though the 15A mains setup suits a retrofit later. The original builder has closed, so any additions would go through a third party installer, and I am happy to point you at people who do this work.
The home is at a private property in the Sunshine Coast hinterland, packed down, cleaned and ready to tow. The land isn't available to continue leasing, so it moves to your site.
Towing is at the buyer's expense and arranged by you. As a guide, tiny home transport runs around $5 to $5.50 per kilometre. The current owner used and recommends Clayton's Towing, who have moved both the home and the deck before, and I can put you in touch with other operators.
Check your route for height. The home stands 4.3m from the ground to the roof peak, which is the general access limit in Australia. There is no spare clearance, so overhanging branches, awnings and low bridges all need looking at before the truck moves.
You'll need a tow vehicle rated for the load, with a brake controller fitted. The trailer is rated to 4.5 tonnes. This home is built for sealed roads and isn't an off-road-rated build, so factor that into site access.
At your end, have the site levelled and cleared with an accessible driveway and no overhanging branches. The composting toilet needs its final on-site installation, and grey water exit points are provided at the kitchen sink, basin and shower for you to connect into your own drainage.
The deck pulls apart into three pieces and travels separately.
Inspections are by appointment with the owner present. The address stays private until then.
