Fern & Willow sits within THA's Signature Range — a different approach to tiny homes that removes the usual constraints. Co-designed with a specialist architectural draftsperson and a design-focused builder, these homes are not fixed templates. They're a starting point. Every element can be shaped around how you actually want to live — from layout and finishes through to scale. Designs can extend up to 15m x 5m, with increased ceiling heights, wider rooms, and the flexibility to add additional bedrooms, workspaces, or multi-use zones.

What you see here is one version of Fern & Willow. Yours can follow this direction, or be completely reimagined to suit your block, your family, and your lifestyle. Ceiling heights of up to 4.1 metres lift the entire home, creating volume that's rarely seen in this category.

Skylights and highlight windows pull natural light in from every angle, while layered materials — white VJ panelling, warm timber, rattan pendants, and botanical detailing — create a space that feels architectural, not temporary. The layout is designed for real living. Three bedrooms allow for a growing family or flexible use. A ground-floor master sits privately behind a barn door. A full staircase leads to a standing-height loft, while a second loft adapts as a home office, guest room, or retreat.

The kitchen and living anchors the home — an expansive ceiling, farmhouse sink, brushed gold tapware, built-in oven, gas cooktop, dishwasher, and a breakfast bar that extends into a full dining setting. Two-tone green cabinetry, a botanical feature wall, and warm timber surfaces bring depth without overpowering the space. In the bathroom, bold microcement walls in terracotta are paired with brushed gold fixtures and a backlit LED mirror. It's the room you'll show everyone who visits.
