Property Description
This one is built for both extreme temperatures and a magazine cover. The Sub Zero is a 6.5m all-aluminium tiny home on wheels, engineered to a European cold-climate spec and rated to hold at minus 10 degrees.
Built as a one-off prototype and brand new, it fills a real gap. Almost everything else on the market is designed for warm-climate living, while this home is made for the Snowy Mountains, Tasmania, the Canberra region, the Victorian high country, or anywhere the temperature actually drops, or rises. That is what makes it work as a year-round home or a cold-climate short-stay rental, where a home that is not built for the conditions simply will not perform.
The all-aluminium shell is aerospace and marine grade, so there is no steel and no rust, and the whole home stays light for its size at under 3.5 tonnes. The peaked roof is engineered to shed snow load and gives a more open, spacious feel inside. Step in and it is warm, quiet and sealed against the weather.
The engineering is the story. A pressure-neutralised aluminium panel system delivers an R3.6 wall, well above the R2.0 to R2.7 you find in most tiny homes, with the floor and ceiling insulated to match. Double-glazed, argon-filled, thermally broken windows hold the heat in. A heat-pump fresh-air system quietly draws fresh air through the home so it stays comfortable and condensation-free, cold snap or heatwave. A New Zealand wood-burning fireplace anchors the living space, with a dedicated storage compartment right outside for stacking firewood and an outdoor shower for rinsing off after a day in the cold.
Priced well below its $159,000 as-new value, around $34,000 under what the finished home sells for new. Backed by a 10-year structural warranty, twice the industry standard, and fully road-compliant at 2.5m wide and under the legal transport height. Inspections are by appointment, with a virtual walkthrough available for interstate buyers.
Please note: the furnishings shown in the staged images are for presentation only and are not included in the sale.
Detailed Information
Built for the cold and rated to minus 10 degrees, engineered to a European cold-climate spec rather than marketed as eco. Priced well below its $159,000 as-new value, around $34,000 under new. R3.6 pressure-neutralised aluminium walls, well above the R2.0 to R2.7 most tiny homes offer. All-aluminium construction with no steel and no rust, light for its size at under 3.5 tonnes. A New Zealand wood-burning fireplace, with an external storage compartment right outside to keep the firewood dry. An outdoor shower for the indoor-outdoor life. 10-year structural warranty, twice the industry standard. Double-glazed, argon-filled, thermally broken windows throughout. Solar-ready, so panels can be added for off-grid capability. Never lived in, a one-off prototype presenting as new.
This home is all-aluminium, aerospace and marine grade. There is no steel anywhere in the shell, so it cannot rust and will outlast a steel-framed home by decades. Aluminium is also dimensionally stable: unlike timber, the panels do not warp, swell or move with moisture, so the home holds its shape and its seal season after season. Every panel is factory-engineered to a precise grid and built to tolerance in a controlled factory, not cut and fixed on a building site, with quality checked on each panel before it leaves the floor. The electrical is certified to a Certificate of Compliance, the plumbing is done by a licensed plumber, and the builder is a member of prefabAUS.
Insulation is where this home earns its name. The walls use a pressure-neutralised aluminium panel system around 200mm thick, built on a 100mm insulated core, for an R3.6 rating that comfortably beats the R2.0 to R2.7 typical of tiny homes. The floor and ceiling carry the same foam-panel insulation. Double-glazed, argon-filled, thermally broken windows seal the envelope, and a heat-pump fresh-air system continuously moves fresh air through the home, which is what stops the condensation that sealed builds usually battle in extreme climates. The result holds temperature at minus 10 degrees and stays comfortable year-round.
The interior fit-out uses Australian ply and sustainably sourced joinery throughout, and the trailer and everything below floor level is Australian-made.
Delivered as a finished, never-lived-in home.
Heating and comfort: a New Zealand wood-burning fireplace, a heat-pump fresh-air system, and double-glazed argon-filled windows throughout keep it warm and dry in any season.
Kitchen: gas (LPG) appliances.
Bathroom: a wood-chip composting toilet, giving real flexibility on where the home can be sited.
Outdoors: an external storage compartment, ideal as a firewood store beside the fireplace, plus an outdoor shower.
Solar-ready, so panels can be added later for off-grid capability (panels not included).
This home is solar-ready. Add panels and a battery and it runs fully off-grid — with the wood-chip composting toilet and LPG appliances already fitted, solar is the only missing piece. That makes it genuinely self-sufficient for remote or cold-climate blocks where mains power is not an option. Solar panels are not included.
This is a road-ready tiny home on wheels, 6.5m long (7.5m including the drawbar) and 2.5m wide, sitting under the legal transport height, so it tows on its tandem-axle trailer without an over-height permit. Due to its size it travels by professional transport, which is the buyer's responsibility. Through Tiny House Agency we can connect you with experienced tiny home transport providers.
The home is located in northwest Sydney, around the Dural area, on private gated land. Inspections are by appointment and a team member will meet you on site. Buyers are asked to have their land and finance sorted before an inspection is booked. For interstate buyers a virtual FaceTime walkthrough is available, and with more than half of our sales happening site-unseen, we make remote buying simple.
