Built by a working Tasmanian builder for his own family, to the same spec he'd run on a full-size house build, this 9 metre single-loft tiny on wheels was engineered for the Tas climate from the trailer up.

Completed January 2025 and lived in for a year, now offered as a one-of-a-kind resale on a custom 4.5-tonne road-registered open-frame trailer. The build envelope is wrapped in Pro Clima Adhero and Intello vapour and air barriers, walls insulated to R2.0, ceiling R2.7, floor R2.3 Kingspan, with double-glazed windows throughout. The thermal detailing of a permanent home, in a 9 metre footprint.

Surfmist Colorbond mini-clad walls and matching Trimdeck roof set the tone outside. Inside, Sierra cork flooring runs through the main living area, custom caravan-ply joinery is painted Hogs Bristle Quarter, and under-couch and under-stair storage keeps the floor plan working. The kitchen wraps around walnut benchtops, a 900mm undermount sink with all-brass tapware, a custom huon pine shelf above the bench, and a Fisher & Paykel DishDrawer integrated. The bathroom carries the same finish through, with walnut benchtops, all-brass tapware, a custom LED-lit mirror cabinet, Sierra cork floor tiles, and a Camec 13kW gas hot water system.

The single loft is sized for a king bed plus a cot, with full-height standing at the top of the stair before you kneel into the space. A custom Tasmanian Oak slat screen handles privacy and airflow.

Class 1A dwelling certification is currently being completed via engineer, opening the home to standard home-loan finance once landed.
