How the estimate works
- Distance-based. We measure the road distance from the home's location to your postcode.
- A plain per-km guide. Around $5.50/km to tow. Homes on skids or a fixed base travel on the back of a truck, which usually costs more.
- Your driver confirms. The estimate gets you in the ballpark — the transporter you book quotes the final figure.
Getting your home delivered
Delivery is priced mostly on distance — about $5.50 per kilometre to tow. Homes on skids or a fixed base travel on the back of a truck, which usually costs more.
Worked example (towing)
500 km move ≈ 500 × $5.50 = ~$2,750
What to sort before delivery day
Clear access
Gate and driveway with ~3.5m clearance, room to turn and reverse, no low powerlines, and firm ground. A tight or elevated site may need a crane — worth pricing early.
A specialist driver
Moving a tiny home isn't like towing a trailer. Specialist drivers carry the right on-hook insurance and know how to load and secure a home. Confirm their cover when you book.
Be there on the day
Plan to be home for delivery. Look the tiny home over and photograph anything before the driver leaves, so it's all documented on the spot.
Free comfort: face north
In Australia the sun tracks to the north, so pointing your main living areas and biggest windows north gives you warm winter sun and easy summer shade. A five-minute decision on placement day that pays off every day after.

Delivery, transport & on-site install
+
Every driver here does both — a home on skids or a fixed base travels on the back of a truck, and a registered trailer can be towed. They all travel Australia-wide, and are nearly always happy to quote your run wherever the home’s picked up.

Getting it installed on site
A tiny home on wheels isn't built to sit on its tyres for months and years on end — they flat-spot and perish, and the weight rests constantly on the suspension. So once it's in place, most owners have it set on blocks, strapped down and levelled.
It's usually around $4,500, though your delivery driver or builder gives you the exact quote for your site. Not sure who to use? Contact us and we'll point you to the right person.
Placing your home
A few things worth getting right when your home lands — they save headaches later and keep it level for the long haul.
Give it firm ground
A tiny home is a heavy, concentrated load — 3.5 to 4.5 tonnes on a few small footprints. Park it straight onto soft topsoil and heavy rain can soften the ground so it sinks and goes off-level. Choose firm, compacted ground (or piers and blocks), check the slope, and keep it out of the low spots where water pools.
Check with your local council
How long you can live in a tiny home — and whether you need any approval — varies a lot council to council, and it changes. The simplest move is to call your local council directly and ask before you commit to a block. A quick phone call now saves a world of headaches later.
Prefer to talk it through?
Not sure who to call for your home or your area? We're happy to point you in the right direction — no obligation.
Going fixed or permanent?
Most tiny homes stay on their wheels. But if you're placing a fixed or modular home on a permanent base, it's a different job with different costs — here's who handles it and what to budget.
What a fixed install covers
Site prep, council approval and the installation itself — from around $60k, and up depending on your block (more again if new power or septic is needed). It's the buyer's to arrange.

"Right from the get go Bridget was so approachable, professional and very knowledgeable. I love how Bridget thinks outside the box in so many ways. Delivery & installation questions
Honest answers to what buyers ask us most.
How much does it cost to deliver a tiny home?+
As a rough guide, towing runs about $5.50 per kilometre by road — so a 500 km move is roughly $2,750. Homes on skids or a fixed base travel on the back of a truck, which usually costs more. Use the estimator for a starting figure; your driver confirms the exact price.
Who installs the tiny home once it arrives?+
It depends on the home. One on wheels is set up on blocks with straps and levelling (usually around $4,500); a fixed or modular home needs full site prep and installation. We’ll connect you with the right installer for your type of home and area.
How long does delivery and installation take?+
Once your home is ready, transport is usually booked within a couple of weeks depending on the driver’s run. On-wheels setup is quick; a fixed install depends on site prep and any approvals — we’ll help you sequence it.
Do I need council approval?+
It varies a lot council to council, and it changes. The most reliable answer is to call your local council directly and ask about their rules before you commit to a block.
Can you deliver to Tasmania?+
Yes — Tasmania deliveries include a Bass Strait ferry crossing. Bruce at On Road Off Road is Tassie-based and organises the whole move end-to-end, pickup anywhere in Australia included.
Can you set up an off-grid tiny home?+
Absolutely. Off-grid setups involve solar, water and waste systems on site. We can connect you with installers experienced in off-grid, and talk you through what’s involved.
Do you deliver interstate?+
Yes. The transporters here move tiny homes right across Australia. Longer distances cost more, but the estimator gives you a realistic starting figure for any postcode.
Do I have to use your recommended suppliers?+
Not at all. These are people we’ve worked with and trust, offered to make your life easier. You’re welcome to arrange your own transport and installation.
