The structure is a recycled 20ft shipping container, sitting on steel stumps and bearers. A container is a sealed steel shell engineered to be lifted and moved, which is why these homes travel well and hold their shape over years of being resited. The work here went into making it live like a house.

The walls are built up in layers: the container skin, insulation, 15mm plywood, then a timber lining. Walls and ceiling are lined in wide timber boards and the bathroom is finished in a pale blush render, so the interior reads as a cabin rather than a converted box.

Outside, the container is clad in painted steel in matte black, with black aluminium awning windows rated to BAL 19. On a rural site, bushfire-rated glazing is not a detail to gloss over, and the windows open for cross-ventilation.

The home carries compliance certificates for electrical, plumbing and waterproofing work, and a smoke alarm is installed. Internal ceiling height is 2275mm. The full drawing set and all certificates are available to review before purchase, which is the kind of documentation that makes a remote purchase reasonable rather than a leap.

Sold with its furniture, appliances and off-grid systems in place, so it can be sited and used from day one.

What you bring The kitchenette does sink, fridge and coffee. There is no cooktop or oven, so plan for a benchtop cooker or a barbecue on the deck. There is no laundry. This is a retreat, and it is set up like one.

The deck is included in the sale and is dismantled for transport. The seller built it and can assist with taking it apart and rebuilding it at your end for an agreed fee.

The main one is a trailer at $10,000, which the seller will buy and fit and which turns it into a tiny home on wheels. The home sits at ground level and is not towable as it stands. It is moved by crane or tilt-tray onto a truck, which is standard for a container structure and means professional transport rather than a tow vehicle. Transport is the buyer's responsibility, and we can connect you with operators who move homes like this regularly.

It is currently sited in the Victorian High Country near Benalla, around three hours from Melbourne. The seller has advised that the access road is not in good condition, so the route should be checked and confirmed as suitable by you and your transport contractor before collection is booked.

The seller will assist with loading onto the truck. Once the home has been collected, responsibility passes to you and your transport contractor.

The merbau deck is dismantled for transport, with the seller available to assist for an agreed fee.

At your end you will need a level site. The solar system, batteries, water tank and composting toilet all travel with the home, so it can run as it runs now without a mains connection.

The home is sold without a builder's warranty, so arrange your own building assessment before purchase. Inspections are by appointment, and remote walkthroughs are available for interstate buyers.
