It starts underneath. The home sits on a tri-axle trailer fitted with stabilisers and electric brakes. Three axles spread the load of a three metre wide body and hold the ride steady, and electric brakes give the towing vehicle real stopping control.

The floor platform is Structaflor yellow tongue board, a structural flooring grade chosen for stiffness underfoot, so the floor stays solid across a ten metre span. Internal walls are framed in 70mm steel, which holds its line over the years and gives termites nothing to work with. That steel framing is also what carries the internal walls dividing two bedrooms and a bathroom without eating into the floor plan.

Walls and roof are insulated panel, a system that keeps the thermal layer continuous across the envelope. Colorbond fascia caps the roofline, and the windows and sliding doors are white aluminium with flyscreens fitted to the door and every opening, so the home can be aired out through a Queensland summer.

Inside, VJ panelling in natural white low sheen lines the walls and carries the light down the length of the home. Hybrid flooring runs underfoot in a warm timber tone, hard wearing and comfortable in bare feet, and continues through both bedrooms and the bathroom.

This home arrives lined, floored and fitted, with a working kitchen, a full bathroom and two finished bedrooms. The hot water system, heating and cooling, and the remaining appliances are yours to choose and install.

TRANSPORT, AND THE PART TO PLAN FIRST At three metres wide this is an over dimension load. Expect a specialist transport provider, a permit, and on many routes a pilot vehicle. Route approval matters as much as distance, because bridge, height, width and access limits decide what is possible to a given address. Transport is arranged and paid for by the buyer, and THA can put you in touch with experienced tiny home transporters.

Get a quote and a route check early. Feasibility to your address is confirmed by the transport provider, not by the builder or by us, and it is worth settling before you commit.

AT YOUR END Site preparation, footings, levelling and tie downs are arranged at your end, along with connections to power, water and waste, and should be carried out by appropriately licensed trades. Placement rules and approvals differ from council to council and depend on your site and how you intend to use the home, so check with your local council before you buy.

Climate control is yours to specify on this one. A split system and a ceiling fan are both available as upgrades through the builder, and I can price either for you on a call. Flyscreens are fitted to the door and every window, so it airs out well before any appliance goes in.
