It starts underneath. The home sits on a tri-axle trailer fitted with stabilisers and electric brakes, which is the specification you want carrying a home this size when the time comes to move it. Three axles spread the load and hold the ride steady, and electric brakes give the towing vehicle real stopping control.

The floor platform is Structaflor yellow tongue board, a structural flooring grade chosen for stiffness underfoot, so the floor stays solid as you walk across it. Internal walls are framed in 70mm steel, which holds its line over the years and gives termites nothing to work with.

Walls and roof are insulated panel in a vertical profile, a system that keeps the thermal layer continuous across the envelope. The roof is pitched, and the build follows that pitch inside instead of closing a flat ceiling beneath it, so both walls rake up to a flat centre panel and the room keeps its height. Colorbond fascia caps the roofline and white aluminium windows and sliding doors keep maintenance low.

Inside, VJ panelling in natural white low sheen lines the walls, a finish that bounces light through the length of the home. Hybrid flooring runs underfoot in a deep timber tone, hard wearing and comfortable in bare feet, and carries through into the bathroom.

This home arrives lined, floored and fitted, with a working kitchen and a fully enclosed bathroom in place. The appliances, hot water system and climate control are yours to choose, so you can spend where it matters to you and match the fit-out to how you actually plan to live.

Transport is arranged and paid for by the buyer, and THA can put you in touch with experienced tiny home transporters who cover Queensland and interstate runs. Quotes vary with distance, access and the route, so it is worth getting one early in your planning.

AT YOUR END Site preparation, footings, levelling and tie downs are arranged at your end, along with connections to power, water and waste. Any works of this kind should be carried out by appropriately licensed trades. Placement rules and approvals differ from council to council and depend on your site and how you intend to use the home, so check with your local council before you buy.

Climate control is yours to specify on this one. A split system and a ceiling fan are both available as upgrades through the builder, and I can price either for you on a call. The raked ceiling and the insulated panel walls and roof do a lot of the comfort work before any appliance goes in.

This one runs off a standard 15 amp site connection into its own safety switchboard, with solar and water storage left for you to add. I can point you to installers who do that work well, and I am happy to talk through what going off grid would cost on a call.
