Property Description
Two bunks in their own little room, a queen sofa bed in the living area and a terrazzo kitchen in between: this 7.2m x 3m tiny home on wheels sleeps four without feeling crowded. A brand-new 4.5-tonne tri-axle trailer is being built for it now, and it's sold partly furnished, ready for its next owner.
It comes from a sought-after Victorian builder of architectural tiny homes and has barely been used since delivery. Buying it now means skipping the builder's waitlist and coming in around $24,000 under the price of a new one.
Outside, Colorbond cladding and Surf Mist aluminium joinery keep it crisp and low-maintenance. Every window and door is double glazed and thermally broken, from the 1.8m glazed sliding door to the near-2m picture window in the living area. Step inside and the raked ceiling lifts the whole space, with marine ply walls and hybrid oak floors keeping it warm and calm.
The kitchen is the showpiece: a Fibonacci terrazzo benchtop and splashback, Paperbark cabinetry, a 2-burner gas cooktop and an integrated bar fridge. The bathroom has a walk-in shower behind a glass screen, a matt concrete wet wall and a white concrete basin on a wall-hung vanity.
The bunk room is where this home earns its name. The lower bunk lifts on gas struts for storage underneath, there's a small work spot with its own power and lighting, and shelf nooks each have their own light. Out front, the Koala sofa folds out to a queen.
A Daikin split system, gas instant hot water, an outdoor shower and a BBQ gas point make it easy to enjoy year-round, as a family weekender, guest house or holiday let. Plumbing, gas and electrical are all certified, and the structural warranty runs to December 2029. A flushing toilet is installed, and an unused composting toilet is included as a bonus. Inspections by appointment in Yandina QLD, or ask for a video walkthrough.
Detailed Information
Sleeps 4: a separate bunk room with two bunks, plus a Koala queen sofa bed in the living area. Fibonacci terrazzo benchtop and splashback, with Paperbark cabinetry and timber overhead cupboards. 3m wide with a high raked ceiling, and double-glazed, thermally broken windows and doors throughout. Around $24,000 under the builder's current new price, with no build waitlist. A brand-new 4.5-tonne tri-axle trailer is being built for it now. Sold partly furnished, with an unused composting toilet included as a bonus. Certified plumbing, gas and electrical, with the structural warranty running to December 2029.
Built by a specialist Victorian builder of architectural tiny homes, on a timber frame clad in Colorbond steel: a low-maintenance exterior that looks sharp and stands up to the weather.
The home is moving onto a brand-new 4.5-tonne rated tri-axle trailer, being built for it now by the same builder. The new trailer comes with its own compliance plate and VIN, and is covered by the builder's structural warranty.
Insulation runs through every layer: foil-board under the floor, and Earthwool with foil in the walls. Paired with Surf Mist aluminium windows and doors that are all double glazed and thermally broken, the home holds its temperature well, so the Daikin split system does less work in summer and winter.
Inside, the walls are lined in screw-fixed marine ply and the floors are hybrid oak. The bathroom has a matt concrete wet-wall lining for an easy-clean finish around the shower.
Power comes in through a 15A inlet to a double-pole switchboard with RCD protection on every circuit, signed off with an Energy Safe Victoria Certificate of Electrical Safety. Hot water is an LPG instantaneous unit, with gas run to the cooktop and an outdoor BBQ point, all covered by a plumbing and gas compliance certificate.
The builder's 4-year structural warranty (frame, floor, chassis and trailer) runs to December 2029, and the minor defects warranty runs to December 2026.
Sold partly furnished, including the Koala sofa bed and the furnishings currently in the home.

Located in Yandina QLD. A brand-new 4.5-tonne tri-axle trailer is in production for the home now, and it will be ready for collection once it's on the new trailer.
Due to its size, the home requires professional truck transport. Transport is the buyer's responsibility, and THA can recommend experienced tiny home transport providers on request. Loose furnishings travel separately from the home, because they can't ride inside on the road.
On site, you'll need a 15A power supply, a water connection and LPG bottles for cooking and hot water. The flushing toilet needs a sewer or septic connection. If your site has neither, the included composting toilet gives you that flexibility.
Inspections by appointment, and video walkthroughs are available for buyers who can't make it in person.
It has a Daikin Zena 2.5kW split system for heating and cooling, plus double-glazed, thermally broken windows and doors and insulation under the floor and through the walls, so it holds its temperature well. Hot water is gas instantaneous, and there's an outdoor shower too.
It runs on mains power through a 15A inlet, with no solar fitted. The double glazing and insulation help keep running costs down, and the unused composting toilet included in the sale gives you the option of a site without a sewer connection.
